Q: Will you be listing my house on the MLS or actually buying it?
A: Our intentions are always to buy your house NOT list houses. Our intention is NOT to be your agent and put your house on the MLS for you. We want to buy your house. We are looking for houses that we can buy with cash. We’ve got the money ready. We always want to be clear and upfront. We know good professional agents who will list your home on the MLS if you need us to refer you to someone. But our full intention is to purchase your house, NOT list your house.
Q: Where do you buy houses?
A: We buy houses in Madison, Wisconsin and the surrounding communities. It’s probably easiest to just say we buy houses in all of Dane County but for an expansive list visit the locations we buy houses page. If we do not actively invest in the Wisconsin market you are located in, then we have a vast network of problem solvers around the state and can still assist you either directly or with another trusted house buyer in our network. We only work with like-minded investors looking to solve your problem quickly and to everyone’s advantage.
Q: Do you pay fair prices for properties?
A: Yes, we pay fair prices. If we did not pay a fair price, then no one would ever sell us their house. However, we cannot pay you more than your house is worth. So if your house needs thousands in repair, then we have to take that into consideration. Many of the people who call us want to sell quickly. They want to get rid of a real estate problem quickly. And we can usually do that for them. We do not charge any fees to give a homeowner an offer. So you should at least find out how much we will offer you for your specific house. You may be pleasantly surprised.

Q: How do you determine the price to offer on my house?
A: We like to be very straightforward and open about our buying process.
We have to look at the location of the property, the repairs that are required, the property’s current condition, and the values of comparable houses sold in the local area recently.
We look at many pieces of information so we can come up with a fair price that works for us and works for you too. We understand that our offer must meet your needs or it just won’t work. So we do work hard to give you the best offer we can make.
Q: Do you provide a guarantee?
A: YES. How does a $5,000 earnest money deposit guarantee sound? That means that if we don’t meet our obligations under our agreement, you get to keep $5k and move on. Nobody else in the industry comes close. Of course, we’ve never had to forfeit our deposit, but we include it for your peace of mind.
Q: Are there any fees or commissions to work with you?
A: No. You will not have to pay any type of fee or commission to us if we buy your house. We work hard to make the house selling process easier for each homeowner we serve. We understand that having to sell a house can be a very stressful process.
So we try to make it easier and smoother. For that reason, we help pay the closing costs too. That means you get to keep more of your own cash in your own pocket. Saving money is always a good feeling.

Q: What do I have to pay for closing costs?
A: Normally, not much. We actually provide $1,000 extra in our offer to cover most or sometimes all of your closing costs.
Q: How are you different from a real estate agent?
A: Real estate agents list properties and hope that someone will buy them. The agent shows the properties to prospective buyers if there are any (the average time to sell a property in many markets right now is several months) and then take a percentage of the sale price if they find a buyer. Need to sell your house ASAP? An agent won’t help you, but we can.
Real estate agents are salespeople who work on commission. That’s not a secret. So agents ask homeowners if they’ll hire them to find a buyer for their home.
